Property Appraisals in the DR: What They Are, What They Cost and Why They Matter

The appraisal sets what a property is worth and how much the bank will lend. Learn how it works in the DR, who pays and how to avoid valuation surprises.

Paola offered RD$5.2 million for an apartment and the bank approved her mortgage. Weeks later the appraisal arrived: the property was worth less than the agreed price. The bank lent a percentage of the appraised value, not of the sale price, and suddenly millions of pesos were missing.

This happens more than people think. That is why you should understand appraisals before you make an offer.

What an appraisal is

An appraisal (tasación) is a professional estimate of a property's market value, done by an appraiser. It considers location, size, age, condition, local comparables and legal status.

Verified properties, certified agents. You just decide.

It is not the same as the sale price. The seller sets the price; the appraised value is set by a third party using technical criteria.

What it is used for

  • Mortgages. The bank usually lends a percentage of the appraised value or the purchase price, whichever is lower. If the appraisal comes in low, you cover the gap with a larger down payment.
  • Negotiating the price. An independent appraisal is a solid argument for asking for a discount.
  • Inheritances, partitions and collateral. To divide assets or back a loan.
  • Deciding whether an offer is reasonable. Especially for properties without clear comparables.

Who pays and how much it costs

Normally the buyer applying for the loan pays, and it is part of the closing costs. The cost depends on the institution and on the size or value of the property, so ask for the fee before hiring. For the full picture of costs, read closing costs when buying a home in the DR: who pays what.

Banks usually work with appraisers authorized or approved by them. Ask which ones they accept before paying for an appraisal on your own.

How to avoid surprises

  1. Get the appraisal before handing over the down payment. If possible, include a clause in the promise-of-sale contract that lets you withdraw if the appraised value falls below a certain amount.
  2. Compare with real prices in the area. Not just listings, but closed sales.
  3. Review what the appraiser reviewed. Square footage, condition, finishes and legal status.
  4. Understand how much your bank finances relative to the appraised value. See what happens after mortgage pre-approval.

Red flags

A seller who insists on "their own appraiser," an appraisal that arrives with numbers identical to the asking price and no explanation, or pressure to skip this step.
